Fee Schedule
For Traditional Leasing Services and Rent-To-Sell Services
Traditional Leasing for Charlotte, NC Metro-Area Residential Homes, Townhouses, and Condos:
Placing a Rental Tenant: 3/4 of the first full month's rent
This includes putting a sign/lockbox on the property, marketing your property, screening all potential tenants, showing the property, photography, and signing the lease.
Monthly Management Fee: $100 Flat Fee (minimum) or 10%
This includes collecting the monthly rent, handling all communication with the tenant, coordinating repairs, and providing monthly/annual tax statements.
When tenant buys the home: 6% of the purchase price
This includes coordinating all aspects of the purchase process from the initial Offer to Purchase contract to closing.
Rent-To-Sell Services (Placing a Rent-To-Own Tenant into your Property) for Charlotte, NC Metro-Area Residential Homes:
Placing a Rent-To-Own Tenant: 2/3 of Option
This includes marketing your property, professional photography, written floor plan, screening all potential tenants, showing the property, and signing the lease.
Monthly Management Fee: $100 Flat Fee (minimum) or 10%
This includes collecting the monthly rent, handling all communication with the tenant, coordinating repairs, and providing monthly/annual tax statements.
When tenant buys the home: 5% of the purchase price
This includes coordinating all aspects of the purchase process from the initial Offer to Purchase contract to closing.
